Four Reasons Why Digital Property Monitoring Works

The Case of Alingsåshem

Digital property monitoring is becoming increasingly common and has, in recent years, transformed maintenance and property care. By using sensors and digital solutions, Alingsåshem, the largest landlord in Alingsås Municipality, can identify and address issues before they impact tenants.

Alingsåshem owns and manages approximately 3,400 apartments and 240,000 square metres of premises. Recently, they adopted the Wioniq platform for their facilities. “We can detect problems early and resolve them quickly, which saves money and improves our service. The fact that it’s so easy to install and use – it’s truly ‘plug and play’ – means we can implement the systems hassle-free,” says Michael Skjaerbaek from Alingsåshem.

Alingsåshem primarily uses sensors to monitor its facilities. Among the equipment from Wioniq are temperature sensors such as the EM300-TH and Adeunis dry contact. These are used to monitor key components in properties, such as ventilation systems, utility rooms, and sump pits. Here are four reasons why it works:

  • Customer satisfaction: Digital surveillance has proven to offer many benefits. A concrete example is how Alingsåshem can act before customers even notice that something is wrong. With monitoring in place, they can often respond and resolve problems before a fault report is submitted. This has led to noticeable improvements in customer satisfaction.

  • Energy savings: The technology contributes to energy optimisation and cost savings.“We strive for full control over energy consumption and our systems. This is crucial for operating our properties as energy-efficiently as possible,” says Michael Skjaerbaek.

  • Cost efficiency: Automated systems enable quick responses, helping to prevent potential damage to properties when issues arise—thus avoiding the costs of more extensive renovations. Additionally, measuring and optimising energy consumption has a cost-saving effect. By streamlining operations and acting only when necessary, employees working in property management can focus their efforts more efficiently.

  • Swift action on drainage issues: One example of how the monitoring works in practice is a project on Sävevägen. After Alingsåshem installed an alarm transmitter in a sump pit and oil separator, drainage problems were detected. This led to unpleasant indoor odours, but thanks to quick identification via the monitoring system, the issue was resolved before it became a larger problem for tenants.

Future needs – focus on energy measurement and leak detection

The goal is to further streamline operations and ensure that all systems function optimally. Digital monitoring of properties is here to stay and will likely continue to transform property maintenance and energy management in the future. The next important step for Alingsåshem is to further develop their monitoring by introducing more automated systems. The vision is to implement automatic systems that enable responses to certain events. This would allow them to act quickly in case of alarms or deviations, providing even greater control and speed.
